Housing project begins in June

56 new apartments planned in Waupaca

Construction of five apartment buildings on Waupaca’s west side is set to begin this June.

S.C. Swiderski is constructing two 16-unit buildings and three eight-unit buildings at West Fulton Street and Stone Ridge Road.

The construction schedule is one year, said Jacqui Miller, the company’s business development manager.

The development is adding 56 new units to the already 96 units S.C. Swiderski has on the site.

The new apartments are being built in front of the company’s existing SCS Timber Ridge Apartments.

“We’re excited to be building again in Waupaca,” Miller told the common council on April 8.

The council unanimously approved the Plannned Unit Development (PUD) for the site when it met that night

All council members were present.

Justin Berrens, the city’s public works director, said this is the second phase of the PUD.

“The Plan Commission has reviewed everything,” he said.

The city approved the original PUD for the site in 2007.

It was to be a two-phase project.

The first phase was construction of the six buildings on the site.

The second phase involved the lower parcel on the site.

It was identified as planned commercial/office in the future.

That use did not materialize.

The developer then approached the city last year with the proposal to build more apartments on that parcel.

The council first had to approve the rezoning of the parcel from commercial to multiple family.

That took place last December.

Two bedrooms, attached garage

All the apartments will be two-bedroom units with attached garages and varied floor plans.

They will range in size from 927 to 1,350 square feet.

Ald. Mary Phair asked Miller about the rent level.

Miller said the company specializes in workforce housing.

Monthly rents for the units will range from $900 to $1,300, she said.

That includes all utilities, Miller said.

She noted those utilities include cable and Wi-Fi in all the buildings.

Berrens said there is a need for more housing in Waupaca, so this will help fill that niche.

“It’s going to be a nice project,” he said. “I think in the long run this is going to be a huge development for the west side.”
