S.C. Swiderski, the city of New London, and the New London Chamber of Commerce held a groundbreaking ceremony for SCS Wolf River on Tuesday, June 18,
Swiderski has started construction of a 98-unit, four-story apartment building.
Unit sizes range from 421 to 1,200 square feet. Each apartment includes an outdoor balcony and in-unit laundry.
The building also has a fitness center, yoga studio, community room, and an outdoor patio overlooking the river.
Located at 305 Wolf River Ave., the 4-acre site presented a number of challenges.
“More dirt is required to bring it above the floodplain, we had the coordination and approval required from FEMA, there were shoreland setback requirements to contend with, the relocation of the sanitary sewer and water lines, more than a few certified survey map adjustments,
Geo piers, and a parking variance request,” said Kortni Wolf, SCS development manager, regarding the site.
“It took a group of solution-driven people to make SCS Wolf River possible,” Wolf said.
“The Ivy building was destined to be built on this parcel, not only fulfilling a need for housing but serving as a statement piece along the Wolf River,” she noted.
“Today marks a significant milestone for New London,” said City Administrator Chad Hoerth. “This project isn’t just about building 98 new apartment units. It’s abut growth, progress and strengthening the heart of our city, the downtown district.”
Hoerth noted New London has experienced an increase in business development and an increase in interest in living in New London.
“Downtown housing is a critical component of any thriving community,” Hoerth said. “It brings life and energy to our city center, ensuring our downtown remains bustling and dynamic. Residents of this new complex will have the unique advantage of living close to work, shops, restaurants and entertainment, contributing to a more connected and engaged community.”

“This residential development represents a transformative step forward,” said April Kopitzke, executive director of the New London Area Chamber of Commerce. “It is a bold initiative that will enhance our downtown district, attract new residents to our area and ensure we retain our future workforce.”
She noted that the space where the new apartments are being constructed has been vacant for more than 20 years.
“Now we are creating a space where people can call home,” Kopitzke said.
December 2025 is the anticipated date for completion of the project.
